CHALLENGES

The roofing system at Hankins Middle School had been deteriorating for years, resulting in widespread leaks, water damage, and disrupted operations. The state-owned property required a full roof replacement of approximately 73,400 square feet, including both low slope modified systems and 546 square feet of shingle roofs. 

Selected through Alabama’s competitive state bid process, Malone Roofing was chosen for its quality work, competitive pricing, and strict adherence to safety and building codes. However, the project was not without its complications. 

One major challenge involved disconnecting all the gas lines attached to the rooftop AC units, which proved to be a time-consuming task that significantly extended the project timeline. 

Additionally, the wooden decking beneath the shingle roof areas was found to have inadequate fasting that did not meet current building codes, requiring complete reattachment. At the perimeter edges, the team encountered lightweight concrete decking that made it difficult to secure the wood nailers, prompting the development of a custom anchoring solution. 

Throughout the roof, numerous broken and deteriorated concrete deck panels were discovered and had to be replaced. The project also required the removal and reconstruction of a concrete deck awning, which was rebuilt using steel decking. 

Finally, aging plumbing presented a critical issue when a shallow plumbing line-only 10 10 12 inches below ground- was damaged during construction. This necessitated an emergency water shutoff, excavation, and full pipe and valve replacement. 

Despite these unforeseen issues, the project was completed successfully and safely, with minimal disruption to the client’s operations.

 

PROCESS

With a long-standing track record in school roofing projects, Malone Roofing brought extensive expertise and steady leadership to the Hankins Middle School project. As deteriorated concrete deck panels were uncovered, they were promptly replaced, providing a stable foundation for the new system. The rooftop AC units posed yet another challenge, requiring careful coordination with HVAC and utility teams to disconnect and relocate the gas lines. The reconstruction of the concrete deck awning also involved expertise, with the team replacing it with steel decking for better structural integrity. During the excavation near the building, the shallow plumbing line was accidentally struck. However, Malone Roofing’s swift response allowed the team to shut off the water, replace the damaged pipe, and keep the project on track- ensuring no school days were cancelled.

Throughout the two-year process, Malone Roofing maintained close coordination with school officials, engineers, and subcontractors. They also prioritized communication, sending detailed daily reports every evening at 8pm. These updates included progress summaries, crew counts, weather conditions, and any emerging issues that may have surfaced. Project Manager Travis Byrd noted, “That consistency helped everyone feel informed and confident. No surprises.”

RESULTS

Since completion, Hankins Middle School has seen a dramatic improvement in both performance and appearance. The new roofing system eliminated chronic leak issues and visible ceiling stains, while sealed roofing and repaired HVAC connections have led to noticeable gains in energy efficiency.
